
5-9 Nulla Nulla Residential Flat Building (SSDA)
Gyde supported the project team on the planning and submission of a State Significant Development Application (SSDA) for 5–9 Nulla Nulla Street and 4–6 Ku-ring-gai Avenue, Turramurra. The proposal will deliver two 8–9 storey Residential Flat Buildings comprising 105 apartments, including 21 affordable rental dwellings, within walking distance of Turramurra town centre. The development will be one of the Upper North Shore’s largest infill residential projects to progress under the NSW Government’s Low and Mid-Rise Housing Policy, and among the first to concurrently apply the Low and Mid-Rise Housing and Infill Affordable Housing bonus frameworks. Gyde coordinated the preparation and delivery of the SSDA, providing town planning, social planning, stakeholder engagement and visual impact advisory services. Working closely with the consultant team, Gyde helped guide the proposal through an evolving policy context and coordinated technical inputs to respond to authority and stakeholder feedback. Key planning and design considerations included the site’s narrow dimensions, changing density patterns in Turramurra and nearby heritage values. Through the design development process, the project team refined the built form and design response to ensure the proposal delivered strong residential amenity outcomes while responding sensitively to the surrounding context. The State Significant Development Application has now been lodged and is currently under assessment by the NSW Department of Planning, Housing and Infrastructure. Gyde provided a range of services to support the project including town planning coordination, social impact assessment, stakeholder engagement and visual impact advisory services as part of the SSDA process.
