Gyde led the preparation of a Development Application and several modifications for a 21-storey mixed-use development at 20 Denison Street, Newcastle West, delivering 78 apartments and ground floor commercial uses within a constrained inner-city site. Gyde’s value-add centred on navigating a highly complex modification pathway, including a significant increase in height, density and design evolution while mounting an argument to meet the legal threshold test of “substantially the same development.

The project also involved resolving significant site constraints, including flooding, contamination, heritage context, and the removal of basement parking. Gyde coordinated a redesign that redistributed parking, servicing and infrastructure into the podium without compromising functionality or streetscape outcomes.

Through Pre-DA engagement and Urban Design Review Panel coordination, Gyde addressed complex design, amenity and public domain issues, refining built form, activation and landscaping outcomes.
