Gyde was engaged by Dunning Proprietor Pty Ltd to support the preparation and delivery of a Development Application for 25–27 Dunning Avenue, Rosebery. The proposal facilitates the redevelopment of the site to deliver a mixed-use outcome that enhances employment-generating uses while introducing a greater diversity of land uses within the established urban context. Located within a transitioning industrial precinct, the development responds to the evolving character of Rosebery by supporting compatible commercial and light industrial activities. Gyde provided strategic planning advice throughout the process and prepared the Statement of Environmental Effects and a Clause 4.6 Variation Request to address the minimum lot size development standard. This included developing a robust planning justification to demonstrate that the proposal achieved the objectives of the standard and delivered an improved planning outcome for the site. Working closely with the architect and specialist consultant team, Gyde coordinated inputs to ensure the proposal addressed key planning considerations, including built form, land use compatibility, and employment outcomes.
