Gyde provided planning services to Deicorp for the largest Infill Affordable Housing State Significant Development proposal approved to date. The new ‘Kings Bay Village’ development will revitalise Five Dock by delivering a new mixed use precinct along Parramatta Road comprising:
- 1,185 apartments, including 218 affordable housing apartments
- four new buildings with six towers ranging in height from 14 to 31 storeys
- 14,000 sqm of commercial/retail uses including a full-line supermarket, food and beverage offerings, marketplace and a gymnasium
- 2, 817 bicycle spaces for residents and visitors
- 1,456 car spaces within four levels of basement for and associated services
- Landscaping, public art, and a connected public space network that incorporates new 2,290m2 public park, 34% street tree canopy coverage, new Spencer Street road extension, and three new pedestrian-focused through-site links
The project will create 6,758 construction jobs and 201 operational jobs. The project began with an architectural design competition managed by Gyde working closely with Canada Bay Council and the NSW Government Architect. We also provided town planning services including preparation of the EIS, cl 4.6 requests and response to submissions reports, and community engagement and public art services for the SSDA. Despite the significant scale of the project, approval was granted in just over 6 months. Gyde looks forward to assisting the delivery of this transformational project with inevitable post approval planning services during the construction phase.
