What we did

Crows Nest OSD (Site A), located at 497-521 Pacific Highway,Crows Nest, occupies the air space above the future Crows Nest Metro Station.Bounded by Pacific Highway, Hume Street, Clarke Lane, and Oxley Street, thesite benefits from excellent public transport access, including proximity to StLeonards railway station and multiple bus services. Situated within the NorthSydney LGA, Site A holds strategic importance for urban development, offeringopportunities for housing, affordable housing for key workers, and ground-levelactivation. The St Leonards Crows Nest 2036 Plan highlights the site's role inpromoting accessible pedestrian and cycling routes and enhancing the Crows Nestvillage through activated streets and lanes.

The proposed mixed-use developmentincludes 30,000 sqm of residential GFA, 5,000 m2 of affordable housing GFA for frontlineworkers (15% of the residential GFA), 1,500 m2 of commercial floor space, and 500 sqm of retail floor space. The purposeof this SSDA is to amend the current SSDA (9579), altering the approvedcommercial use to a mixed-use development focused on residential and affordablehousing.
