We prepared the planning related documentation for lodgement of the Development Application and managed the application through the assessment to final determination. This involved the preparation of the Statement of Environmental Effects (SEE) including relevant Compliance Tables, and the preparation of a Clause 4.6 Variation Request to the Height of Buildings control in Clause 4.3 of the Kogarah Local Environmental Plan 2012. Design discussions were held between us, the applicant and various consultants prior to finalising the scheme, to ensure an appropriate design was prepared in terms of bulk and scale. We presented the application to the Georges River Local Planning Panel and explained the rationale behind the request to vary the height. The proposal was for the demolition of the existing structures and the construction of an 11 storey residential flat building with basement parking, comprising 61 residential units. The proposal has three (3) street frontages and was a difficult site due to the north-south orientation and isolated nature. Communal open space was provided in two locations, with the primary space being on the roof to take advantage of the northern sun.
